REPAIRS
As manager of the property, we are your first point of call should anything go wrong in your home. You should contact us within 48 hours so that we can act quickly to prevent further damage occurring.
Your landlord is responsible for the general upkeep of the property – this means that when the fixtures and fittings inside or outside the property break down or wear out, he/she is liable to repair them.
You are also liable for some of the upkeep of the property – all consumables which would be used in the day to day living in the property (light bulbs, cleaning products etc) and all breakages (those things which are damaged through misuse or un-tenant-like behaviour)
EMERGENCIES
In any emergency please contact 999 and inform the Manager at your earliest opportunity.
Matters which are not considered an emergency (fuse/light bulb blown, leaking radiator/tap, lost keys etc) should be reported to the Manager within office hours (Monday-Friday 0800-1800). Reports of a non-urgent nature reported outside of these hours will incur a call penalty of £20 or call out charge of £50 should the Manager have to visit the property out of hours to attend the property with keys if you cannot gain access.
